- Condenser De-scaling/Routine Service of Daikin Make Water-Cooled Screw Chiller (Model: PFS 240.2). The job includes complete servicing and de-scaling of the condenser of Daikin make water-cooled screw chiller (Model: PFS 240.2) by opening and removing the condenser end covers, inspection of condenser tubes, and carrying out thorough chemical cleaning/de-scaling of the condenser tubes using suitable descaling chemicals to remove scale, sludge, rust deposits and other fouling materials. The scope further includes pneumatic/mechanical brushing of individual condenser tubes, flushing and cleaning of the condenser water circuit, inspection of tube condition, replacement of gaskets/seals wherever required, reassembly of end covers, tightening of all fasteners, leak checking, testing and commissioning of the chiller after completion of the cleaning process. The job also include all necessary consumables, descaling chemicals, gaskets, skilled manpower, labour, supervision, material handling, transportation, specialized tools and tackles, safety equipment, testing instruments, cleaning and disposal of waste generated during the process, and all other allied works required for satisfactory completion of the job. The job includes carrying out complete routine preventive maintenance, inspection, servicing, testing and performance evaluation of the Daikin make water-cooled screw chiller (Model: PFS 240.2). The job includes inspection and tightening of motor terminals, checking of insulation resistance of motor windings with respect to earth, cleaning of contactor kits and electrical components using approved electrical cleaning agents/CRC spray, inspection and tightening of all power and control terminals, checking of contactors, relays, switches, fuses and protective devices, and verification of proper operation of the electrical control system. The job includes checking and calibration of all sensors, pressure switches, temperature switches, safety controls, solenoid valves, control circuits and associated instrumentation, monitoring of operating temperatures and pressures, thermo-graphic checking of power terminals for overheating, inspection of refrigerant and oil levels, checking of compressor oil condition, inspection of refrigerant piping and joints, leak detection using soap solution and other suitable methods, and rectification of minor deficiencies wherever required. The job also includes checking of compressor performance, condenser and evaporator operating parameters, chilled water and condenser water temperatures, flow conditions, safety interlocks and overall system performance. After completion of the maintenance activities, the chiller shall be operated continuously for a suitable duration under normal working conditions to observe and record all operating parameters, including suction pressure, discharge pressure, oil pressure, oil temperature, chilled water inlet and outlet temperatures, condenser water inlet and outlet temperatures, compressor current, voltage, power consumption and overall system performance. Necessary adjustments shall be carried out to ensure safe, efficient and reliable operation of the chiller. The complete job includes all technical expert charges, skilled manpower charges, labour charges, supervision charges, material handling charges, transportation, visit charges, specialized tools and tackles, testing instruments, consumables, electrical cleaning agents, safety equipment, and all taxes and allied expenses required for satisfactory completion of the work.
